5 Things to Ask for Before Hiring a Realtor
How long have they been a Realtor?
This is a complicated business involving a lot of money. Your money. Look for an agent who has been in business a minimum of 5 years. The pitfalls and surprises are many – you want someone who can manage through them with skilled know-how. Request a list of properties they have sold in the last year.
How many homes have they sold in your neighborhood?
While our homes may look similar on the outside, each home is very different on the inside. You need a Realtor familiar with your neighborhood and what buyers are looking for now. Also you need someone to coach you on how to property prepare your home for sale in today’s market.
How will they market your home?
Buyers begin their home search on line – on a wide range of websites. Photography is everything – you want at least 20 professional photos of your property, starting with the best one first. Ask where your listing show up online, how they use social media and what technology will help you get the home sold. What sales materials will be inside the home to assist buyers in making the decision and how will showings be handled.
Can you call previous sellers/buyers?
Online reviews are plentiful – ask the Realtor if you can have the contact information for a few of them so you can speak to them yourself.
What fees are customary and what will be your net?
To avoid unpleasant surprises, ask what the customary fees are in addition to Realtor compensation. Sometimes sellers pay the majority of closing costs and you need to know what those are and what your likely walkaway number will be.
