March 2011 Eldorado Real Estate Report

Below is the Eldorado Real Estate Market Report for March 2011. It covers the last six months of real estate activity. (Sept, 2010 – Feb. 2011) The best news here is that 11 Eldorado homes went under contract in February! It has been almost a year since we saw more activity than that. Two properties sold.
 
The average price per sq. ft. is back up to $177 and the percentage of list price vs. sold price is 97%. That percentage appears to be holding steady for the last few months. Why? Sellers are becoming more realistic and aggressive in their pricing.
 
Because only two properties sold/closed, that made the months of inventory increase dramatically. When the 11 close, that number will drop.
 
There are 65 Eldorado homes currently on the market, with lots more coming on in the Spring.
 
Rates are still at very low levels and there are a lot of homes to choose from.
