Eldorado Real Estate Report – Sept. 2012 – Feb. 2013

Here is the monthly Eldorado Real Estate report, covering the last six months from September 2012 through February 2013. 
 
Inventory continues to be very low with sales continuing to be strong. Now is a great time to list because competition is much lower than it usually is in Eldorado.
 
 – 33 active listings in February – the lowest inventory in the last 7 years.
 – 15 properties went under contract and 7 sold in the month of February. 
 
 – $134 was the average price per square foot for February. Remember it depends on the size of the house, the larger the house, the lower the price per square foot. This has ranged from $134 – $180 over the last six months.
 
 -119 were the average days on the market last month.
 
– 94% is the sales price vs. listing price for February. This has ranged from 94% – 99% for the last 3 years. 
 
 – 358K was the average listing price for February.
 – 319K was the average sales price for February.
 
– 4.7 months of inventory – which means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales. Eight months indicates a healthy real estate market, so Eldorado still remains a very popular neighborhood.
