Here is the monthly Eldorado Real Estate Report, covering the last six months from April 2013 through September 2013.
– 73 active listings in September. Two went under contract and 5 sold.- $163 was the average price per square foot in September. Remember it depends on the size of the house, the larger the house, the lower the price per square foot. Also take into consideration the quality of finishes and construction. This has ranged from $158 – $170 over the last six months.-183 were the average days on the market in Eldorado last month.
– 90% is the sales price vs. listing price for September. The two homes that sold were on the market a while — 378K was the average listing price for September.
– 326K was the average sales price for September.- 14.4 months of inventory – which means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales. Eight months indicates a healthy real estate market, this spike is due to only two homes being sold this month. Not an indication the future, just a slow September in Eldorado.
