Remember it depends on the size of the house and the quality of the finishes. The larger the house, the lower the price per square foot. This has ranged from $163 – $176 over the last six months.
-279 were the average days on the market last month. This is up from 163 in January – this means some aging inventory was sold.
– 97% is the sales price vs. listing price for February.This is the listing price when the property went under contract. This has ranged from 94% – 97% for the last six months.
– 374K was the average listing price in February.
– 318K was the average sales price.- 7 months of inventory – which means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales. In September is was 14.4 months due to a Fall lull in our market. Eight months signals a healthy market – Eldorado remains a popular neighborhood.
