Eldorado Real Estate Report – Dec. 2014 – May 2015

The Eldorado market remains very active!
Inventory is still quite low, so if you or anyone you know is considering listing property this year, now would be the time to do so. California buyers are becoming our main feeder market as their market heats up. Also Austin and Portland buyers are here.
In May there was tremendous activity:
36 Active Eldorado properties 
24 homes went under contract
19 sold
– $179 was the average price per square foot in May. this is the highest it has been since 2012 where it was $179 for couple of unusual months. Remember it depends on the size of the house, age, quality of the finishes, views, construction, etc. The larger the house, the lower the price per square foot. This has ranged from $149 – $179 in the last six months.

-124 were the average days on the market last month. This includes the number of days under contract. So the contract date would be 30-45 days fewer than 124.

– 98% is the sales price vs. listing price for May. This is the listing price when the property went under contract, not the original listing price, which may have been higher. This has ranged from 96% – 98% for the last six months.

– 414K was the average listing price in April. The average sales price was 321K.

– 1.9 months of inventory – which means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales. Eight months indicates a healthy real estate market so Eldorado remains an in-demand neighborhood.
