Well, it looks like the seller’s market party has come to an end due to rising interest rates and the uncertainty in the stock market. While the listing price used to be a suggested jumping off point, now when sellers receive full price or close to it, it is a win. 
Inventory is increasing and multiple offers are rare now. The number of buyers has dropped dramatically – there are still some out there, but they are hesitant. Homes priced correctly and properly prepared for sale are selling, but are on the market longer with fewer showings.

$330 was the average price per square foot last month.  This has ranged between $308 and $362 over the last six months. This number depends on such a wide range of factors –  the size of the house, age, quality of the finishes, views, heating, construction, etc.. and is not a fully accurate measure of value, just one tool of many. The larger the house, the lower the price per square foot. The smaller the house, the higher the price per square foot.

6 – were the average days on the market in June. This number will begin to increase as properties close that went under contract in the last 30 days. This is the number of days it took for sellers to accept a contract, not to close. 

104% – is the average of what sellers received on their listing price last month. This number will begin to decrease as sold data from the last 30-45 days is recorded in the MLS.

1.4 months of inventory – While this is still low, this is the most inventory we have had in 2.5 years. Months of inventory means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales. Six months indicates a balanced market between buyers and sellers. Less than 6 months means a seller’s market, more than 6 months means a buyer’s market.
