Eldorado Real Estate Report – Feb. – June 2022

Here is the Eldorado Real Estate Report covering the last six months from Feb. – June 2022. Inventory is increasing and multiple offers are rare now. The number of buyers has decreased- there are still some out there, but they remain more hesitant than they used to be. Homes priced correctly and properly prepared for sale are selling, but are on the market longer with fewer showings.

$310 was the average price per square foot last month. While this number is the lowest in the last six months, it depends on such a wide range of factors –  the size of the house, age, quality of the finishes, views, heating, construction, etc.. and is not a fully accurate measure of value, just one tool of many, it does show the signs of a trend. The larger the house, the lower the price per square foot. The smaller the house, the higher the price per square foot.

36 – were the average days on the market in July. This is the highest since June 2020 when the Covid market began to take off. This number will begin to increase as properties close that went under contract in the last 30-60 days. This is the number of days it took for sellers to accept a contract, not to close. 

102% – is the average of what sellers received on their listing price last month. This number has begun to decrease as the sold data from the last 30-60 days is recorded in the MLS.

0.9 months of inventory – This has decreased slightly over last month. Months of inventory means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales. Six months indicates a balanced market between buyers and sellers. Less than 6 months means a seller’s market, more than 6 months means a buyer’s market.
