2025 Eldorado Real Estate Report

Here is the year-end round up of the Eldorado real estate activity for 2025. Another one for the books. There were 123 properties sold last year ranging in sales price from 398K to 1.4M – up from 108 in 2024. Eight Eldorado homes sold for more than 1M – up from two in 2024.

Four lots sold last year ranging from 115K – 175K.

Our inventory peaked at 22 in May, June and July. Sales started off slow and ended slow.

There are 13 active listings today ranging from 450K – 1.3M and three lots available from 140K to 147K.

Home inspections remain challenging with contract terminations continuing to be far higher than normal. Obtaining homeowners insurance is getting a bit more difficult. The Eldorado area is not having as many insurance issues as some other areas, but some companies are becoming more stringent out here.

If you are planning to list in the next year or so, please consider getting a pre-listing inspection – it will be the best $800 you can invest in the sale of your property. Not only will you get ahead of  major items, but also the long list of minor items buyers will request to be addressed anyway. Real estate surprises are no fun – getting a pre-listing inspection helps tremendously in getting your deal over the finish line.

$336 was the average price per square foot last month. This number depends on such a wide range of factors –  the size of the house, age, quality of the finishes, views, heating, construction, etc.. and is not a fully accurate measure of value, just one tool of many. The larger the house, the lower the price per square foot. The smaller the house, the higher the price per square foot. This has ranged from $320 – $383 in the last 12 months.

46 – were the average days on the market in December. This is the number of days it took for sellers to accept a contract, not to close. This has ranged from 8 – 64 days in the last year.

93% – is the average of what sellers received on their listing price last month. This is based on the original price of the property, not the reduced price. This has ranged from 93% – 99% in 2025.

796K – average listing price in December.

688K – average sold price in December.

2.7 Months of Inventory in December – In 2025, this ranged from 3 weeks to 4 months. Months of inventory means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales.
