Here is the Eldorado Real Estate Report for the last six months from September 2024 – February 2025. Today there are 7 properties on the market ranging in price from 469K – 1.3M. Four lots are for sale between 133K – 190K. Fourteen homes are under contract from 495K – 1M.

At the moment, our inventory is quite low and buyers are here looking. While current events are unsettling and many things are uncertain, what we do know is that the vast majority of buyers come from other states and Santa Fe feels like a safe place to land.

$380 was the average price per square foot last month. This number depends on such a wide range of factors –  the size of the house, age, quality of the finishes, views, heating, construction, etc.. and is not a fully accurate measure of value, just one tool of many. The larger the house, the lower the price per square foot. The smaller the house, the higher the price per square foot. This has ranged from $331 – $380 in the last six months. Keep in mind this is the average – some homes have a much lower price per square foot and some have a much higher number. An Eldorado home just went under contract with a square foot price of $538.
 
96%  – is the average of what sellers received on their listing price. This is based on the original price of the property, not the reduced price. This has ranged from 92% – 97%.
 

74 – were the average days on the market in February. Almost double the 38 days in January. This has ranged from 21 – 74. This is the number of days it took for sellers to accept a contract, not to close.

761K – average listing price.

688K – average sold price

1.7 months of inventory. This means the length of time it would take to sell all the homes on the market at the current rate of sales.

Eldorado Real Estate Report – August 2024 – January 2025

Here is the Eldorado Real Estate Report for the last six months from August 2024 – January 2025. Today there are 11 properties on the market ranging in price from 469K – 1.3M. Six lots are for sale between 130K – 189K. Ten homes are under contract from 545K – 720K.

On a recent listing of mine, there were 15 showings and four offers. Buyers are back – at least for now. This property received a lot of attention for a couple of reasons – one, the seller spent a lot of time and money getting it properly prepared for sale – and there was a lot to do. Two, there is also a separate studio space with a bedroom and bath. Today’s buyers are looking for properties in good shape with no deferred maintenance.

2024 YTD Eldorado Real Estate Report

Here is the year-end round up of the Eldorado real estate activity for 2024. There were 108 properties sold last year ranging in sales price from 420K to 1.1M. Two Eldorado homes sold for more than 1M. No listings came on the market under 400K. 

Four lots sold last year ranging from 139K – 215K.

Our inventory began to increase from June – October and sales were relatively steady throughout the year.

There are 11 active listings today ranging from 469K – 1.3M and six lots available from 130K to 190K. 

Home inspections remain challenging. Terminations were again on the high side this year – due primarily to roof issues, Kitec plumbing in floors and/or walls and the age of mechanical systems. While a boiler or roof may be perfectly functional at the time of the inspection, a home inspector may say the dreaded “at the end of its life and buyer should budget for a replacement.” Then here we go back to the table for an expensive repair or credit two weeks prior to closing. 

If you are planning to list in the next year or so, consider getting a pre-listing inspection – it will be the best $600 you can invest in the sale of your property. Then you can get ahead of not only major items, but the long list of minor items buyers will request to be addressed anyway.

42 – were the average days on the market in December. This is the number of days it took for sellers to accept a contract, not to close. This has ranged from 7 – 55 days in the last year.

92% – is the average of what sellers received on their listing price last month. This is based on the original price of the property, not the reduced price. This has ranged from 92% – 100% in 2024.

783K – average listing price in December, the average for 2024 was 792K.

748K – average sold price in December, the average for 2024 was 618K.

2 Months of Inventory in December – In 2024, this ranged from 2 – 7 weeks. Months of inventory means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales.

Here is the Eldorado Real Estate Report from January through November – I thought it would be interesting to see the year-to-date to really see the inventory movement this year. After a slow October and November, activity has increased with more buyers entering our market. The Eldorado market remains stable and balanced. Should interest rates begin to decrease in the new year, our market will become more competitive and multiple offers will come back. 
 
There are 14 properties on the market today priced between 459K and 1.5M. Eight properties are under contract ranging from 485K – 949K. Six lots are for sale from 130K – 190K. While our inventory has increased towards the end of the year, there are 2,760 homes in Eldorado so still low numbers considering how many homes are out here. 
 
Getting your property prepared for sale and pricing it correctly is still critical in winning the real estate game. Get ahead of deferred maintenance, declutter everywhere, wash windows and deep clean.

Here is the Eldorado Real Estate Report for the last six months, May – October 2024. There are 18 properties on the market today priced between 479K and 1.3M. Eleven properties are under contract ranging from 479K – 1.2M. Five lots are for sale from 130K – 162K. Of those, three require a well which is about 55K these days, and one does have community water available with a water meter now costing 17K.
 
The Eldorado market remains stable and balanced. Of the 17 transactions I have closed this year, 100% of the buyers obtained financing, which is unusual. Getting your property prepared for sale and pricing it correctly is still critical in winning the real estate game. Get ahead of deferred maintenance, declutter everywhere, wash windows and deep clean.
