Eldorado Real Estate Report – October 2024 – March 2025

Here is the Eldorado Real Estate Report for the last six months from October 2024 – March 2025. Today there are 7 properties on the market ranging in price from 464K – 1.2M. Thirteen properties are under contract from 530K – 1M. Two lots are for sale and three are under contract. 

In March, Eldorado saw it’s highest average sold price in history at 813K.

Obviously there is a tremendous amount of uncertainty in the market and no one knows where this will go. Multiple offers are back in the under 700K range and particularly in the under 600K category.

Eldorado Real Estate Report – Sept. 2024 – Feb. 2025

Here is the Eldorado Real Estate Report for the last six months from September 2024 – February 2025. Today there are 7 properties on the market ranging in price from 469K – 1.3M. Four lots are for sale between 133K – 190K. Fourteen homes are under contract from 495K – 1M.
At the moment, our inventory is quite low and buyers are here looking. While current events are unsettling and many things are uncertain, what we do know is that the vast majority of buyers come from other states and Santa Fe feels like a safe place to land.

Eldorado Real Estate Report – August 2024 – January 2025

Here is the Eldorado Real Estate Report for the last six months from August 2024 – January 2025. Today there are 11 properties on the market ranging in price from 469K – 1.3M. Six lots are for sale between 130K – 189K. Ten homes are under contract from 545K – 720K.

On a recent listing of mine, there were 15 showings and four offers. Buyers are back – at least for now. This property received a lot of attention for a couple of reasons – one, the seller spent a lot of time and money getting it properly prepared for sale – and there was a lot to do. Two, there is also a separate studio space with a bedroom and bath. Today’s buyers are looking for properties in good shape with no deferred maintenance.

2024 YTD Eldorado Real Estate Report

Here is the year-end round up of the Eldorado real estate activity for 2024. There were 108 properties sold last year ranging in sales price from 420K to 1.1M. Two Eldorado homes sold for more than 1M. No listings came on the market under 400K.

Eldorado Real Estate Report – Jan. – Nov. 2024

Here is the Eldorado Real Estate Report from January through November – I thought it would be interesting to see the year-to-date to really see the inventory movement this year. After a slow October and November, activity has increased with more buyers entering our market. The Eldorado market remains stable and balanced. Should interest rates begin to decrease in the new year, our market will become more competitive and multiple offers will come back.

Eldorado Real Estate Report – May – October 2024

Here is the Eldorado Real Estate Report for the last six months, May – October 2024. There are 18 properties on the market today priced between 479K and 1.3M. Eleven properties are under contract ranging from 479K – 1.2M. Five lots are for sale from 130K – 162K. Of those, three require a well which is about 55K these days, and one does have community water available with a water meter now costing 17K.
 
The Eldorado market remains stable and balanced. Of the 17 transactions I have closed this year, 100% of the buyers obtained financing, which is unusual. Getting your property prepared for sale and pricing it correctly is still critical in winning the real estate game. Get ahead of deferred maintenance, declutter everywhere, wash windows and deep clean.

There are 23 properties on the market today, eight of which are more than 900K. Five lots are for sale from 130K – 162K. It has been very quiet in Eldorado for the last two weeks or so, which means a busy Fall market is just around the corner.

Here is the 2014 Eldorado Real Estate Report. The graphs below illustrate the increase in sales activity for the year.
148 Eldorado homes sold in 2014. In 2013, 129 homes sold and 125 sold in 2012.
 – 50 active listings in December, 13 sold. With the exception of last January, sales activity was steady for the remaining 11 months.
– $149 was the average price per square foot in December. Remember it depends on the size of the house, age and the quality of the finishes. The larger the house, the lower the price per square foot. This has ranged from $149 – $173 last year.

-140 were the average days on the market last month.

 

– 96% is the sales price vs. listing price for December. This is the listing price when the property went under contract, not the original listing price, which may have been higher. This has ranged from 94% – 99% for the last 3 years.

 

– 355K was the average listing price in December. The average sales price was 306K.

 

– 3.8 months of inventory – which means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales. Eight months indicates a healthy real estate market, so Eldorado still remains a very popular neighborhood.
