Here is the monthly Eldorado Real Estate report, covering the last six months from August 2013 through January 2014. Our market has stabilized which is a relief to homeowners. Home prices are good and interest rates remain low. We are actually fairly busy for this time of year.
– 55 active listings in January, 13 went under contract and 5 sold.- $173 was the average price per square foot in January. Remember it depends on the size of the house and the quality of the finishes. The larger the house, the lower the price per square foot. This has ranged from $163 – $176 over the last six months.
-163 were the average days on the market last month.
– 94% is the sales price vs. listing price for January.This is the listing price when the property went under contract, not the original listing price, which is 90% sales vs. original listing price. This has ranged from 94% – 97% for the six months.
– 369K was the average listing price in January.
– 277K was the average sales price.- 11 months of inventory – which means the length of time it would take to sell all the homes listed in Eldorado at the current rate of sales. In September is was 14.4 months due to a Fall lull in our market.
